So many times I hear agents say that open houses don’t work. Unfortunately, these agents are correct. With that kind of a mindset open houses will never work. You must understand that with anything results are not instantaneous. You must do open houses correctly and consistently to yield proper results. So what is the correct way to do an open house?

The number one thing you can do to succeed with open houses is to increase your open house volume. Whether you do this by doing more open houses, or making each open house longer is something you can experiment with. The reality is that doing one open house a week for is not going to produce the same results as three or four open houses a week. If you only want to do one or two a week that is ok. However, you need to do them for 3-4 hours minimum.

How many signs are enough signs? It will all depend how far into a community, or off a main road the property is. However, I would say that no less than 10 – 15 signs out at every open house. I know it takes a little time to put this many signs out, but it gives your open houses the added exposure it needs. Plus, people consistently seeing your brand around town will help you in the long run. 

Knocking some of the neighbors doors to invite them to your open house will help your career tremendously. I’m not saying that you need to go knock 100 doors every single open house. However, doing knocking on 20-25 neighbors doors will increase awareness for the open house, as well as give you a shot at some future listings.

Don’t just unlock the door and hold an open house. Turn on all the lights, and straighten up if need be. Make sure you have marketing material, a branded sign in sheet, some water, and a couple snacks. Personally, I have always brought a bluetooth speaker with me and play some music in the background, as well as nicely scented candle. The goal is to make people as relaxed as possible.

Use this time to get ahead in your business. During your open house there is a chance that you have some time without guests in the home. Take this time to do other things for your business. Like making sales calls, follow ups, emails, writing blogs, or anything else that you need to get done. You never want to waste a single valuable minute.

These tips are just scratching the surface of how to hold an incredible open house. Just remember that with hard work and consistency open houses can be an incredible lead source. This along with one or two more lead funnels will help you create a sustainable real estate career.
